Labor Pricing: $88 / hour
I perform all work on an hourly basis., and offer rate reductions for more extensive "to-do" lists or larger projects that extend over 4 hours. There is a minimum $50 charge for any completed work tasks.

Material Pricing: Material will be billed at actual costs plus any time spent purchasing and transporting. I can also install fixtures or material purchased and provided by the homeowner.

Payments: I accept cash, check, direct transfer, and major credit cards. A 3.5% discount on your total bill will be provided for payments other than credit card.

I will provide a free initial estimate based on the information provided. Depending on the tasks or project needed, I may need to visit your home to see conditions and/or discuss options with you. 
Before starting on your project, I will provide a quote of the expected time and material costs based on the information available. Final billing will reflect actual time and material costs. 

Unforeseen Conditions
When performing renovations on older homes, I know from experience that things don't always go as expected, and what starts as a seemingly simple improvement project can grow to include additional repairs. Based on my extensive experience in remodeling and construction I can advise you at the start of a project on the likelihood of any unforeseen conditions that may expand the project scope. If and when these are encountered, I will discuss with you and get your approval before beginning any extensive additional repairs or work-arounds. 

Work Permits: The property owner will be responsible for obtaining any necessary permits or approvals required for the work to be performed.
